Terms & Conditions
- Rates are in USD and do not include taxes or service fees (27% total).
- Rates are subject to change without notice.
- A 5-night minimum stay is required for Holiday Season bookings.
- Extra-person fees of $50 per guest apply plus taxes and service fees (27% total).
- Additional person fees may be charged upon check-in if the unit is occupied by more guests than originally booked.
- Children 12 years and under accompanied by an adult are free.
- While every effort will be made to accommodate requests, room assignments cannot be guaranteed.
- Check-in time is between 4:00 PM and 10:00 PM. Guests arriving early are welcome to use the resort’s facilities while a room is being prepared. Luggage storage is available.
- Check-out time is at 11:00 AM.
- Guests must be 18 or older to place a reservation. Guests under the age of 18 are only allowed to check in with a parent or official guardian.
- Smoking is NOT allowed inside the units, though cigarette smoking is permitted on patios.
- Pets are not permitted at TIDES Grace Bay.
Deposit Policy
- A 3-night deposit will be charged at the time of booking with a 21-day cancellation policy. If canceled prior to 21 days of arrival a charge back fee of 3.45% will be charged. Any cancellations made on or within 21 days of arrival will forfeit your 3-night deposit. The balance is due the day prior to arrival and is automatically collected with credit card on file..
- A credit card is required at check-in on which a $500 hold will be placed in case of damage or incidentals.
- Festive time period (Dec 17 – Jan 3) is a 50% deposit at the time of booking and Nov 1 cancellation policy. Nov 1 balance due is automatically collected with credit card on file.
- Your reservation is NOT confirmed until you receive an email confirmation.
Festive Policy

Cancellation Policy
- Reservations may be canceled up to 21 days before check-in to receive a refund of the deposit less a charge back fee of 3.45%.
100% of the total will be charged for cancellations received within 21 days of check-in (or in the event of no-shows or early departures).
The cancellation policy during the Festive Season (Dec. 17 – Jan 3) is November 1.
